WHAT IS <\/strong><strong>CERTIFICATION<\/strong><strong>?<\/strong><\/span><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">Pursuant to <span style=\"color: #0000ff;\">Article 2.1 of the Law on Notary 2014<\/span>:<\/span><\/p>\n<table style=\"width: 100%; border-collapse: collapse; background-color: #f7e4ba;\" width=\"100%\">\n<tbody>\n<tr>\n<td width=\"100%\"><span style=\"color: #000000;\"><em>&#8220;Notarization of a contract for the transfer of land use rights and <\/em><em>ownership of assets attached to the land<\/em><em> means <\/em><em>the certification of a<\/em><em> notary <\/em><em>from<\/em><em> a organization<\/em><em> praticing <\/em><em>notarial <\/em><em>services of<\/em><em> the w<\/em><em>ritten <\/em><em>contract<\/em><em>\u2019s <\/em><em>authenticity and legitimacy.&#8221;<\/em><\/span><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">Meanwhile, according to <span style=\"color: #0000ff;\">Article 2.4 of Decree 23\/2015\/ND-CP<\/span>:<\/span><\/p>\n<table style=\"width: 100%; border-collapse: collapse; background-color: #f7e4ba;\" width=\"100%\">\n<tbody>\n<tr>\n<td width=\"100%\"><span style=\"color: #000000;\"><em>\u201cContract certification is the certification by a competent authority of the time and place for entering into a contract; capacity for civil act, willingness, signatures or fingerprints of the contracting parties&#8221;.<\/em><\/span><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">Thus, it can be seen that both notarization and certification help certify or verify the authenticity of a document or transaction. Simply put, when you have a real estate transaction and it is made into a contract, when it is notarized or certified, this transaction will be confirmed by the authorities as authentic.
